Disabled Refuge Alarm testing, serving and maintenance should be carried out in accordance with the manufacturer’s instructions and current British Standard 5389 Part 9.
The following tests/inspections should be carried out.
Daily Visual Checks of Disabled Refuge Alarm
In premises in which the location of the master station is such that the audible fault warning signal could go unnoticed for longer than 24 hours, a special check should be carried out each day to confirm that either the equipment indicates normal operation or that any fault indication is receiving the necessary attention.
Weekly Checks of Disabled Refuge Alarm
Every week, an outstation should be operated, it should be confirmed that the call is correctly received at the master station and that a short test conversation is clear and intelligible at both the master station and outstation.
A different outstation should be used at the time of every weekly test so that all outstations in the building are tested in rotation.
The devices tested and results should be recorded in the Log Book following each test.
Monthly Checks of Disabled Refuge Alarm
If an automatically started emergency generator is used as part of the secondary power supply to the Disabled Refuge Alarm System, it should be started up once each month by simulation of failure of the primary power supply and operated on-load for at least one hour. The test should be carried out in accordance with the instructions of the generator manufacturer, including instructions on the load that should be operated. At the end of the test, the fuel tanks should be left filled, and oil and coolant levels should be checked and topped up as necessary.
If a vented battery is used as a secondary power supply, a visual inspection of the battery and its connections should be made to ensure that it is in good condition. Action should be taken to rectify any defect, including low electrolyte level.
Note: Care needs to be taken to ensure that any person undertaking this task is competent to do so safely.
Periodic Planned Maintenance of Disabled Refuge Alarm
A comprehensive check and test sequence should be carried out by a competent person every 6 months, in accordance with British Standards for Fire Detection and Fire Alarm Systems for Building BS5839 part 9. Following each Planned Maintenance, the results should be recorded by the engineer in the Fire Log Book.

Following the recommendations of BS5839 Part 1 2017 (Fire Alarm British Standard), it is a mandatory requirement to have an up to date, clear and accurate Fire Alarm Zone Chart adjacent to your Fire Alarm Control Panel and any repeater panels you have in your premises.
The purpose of the Zone Chart is to assist persons responding to an alarm to quickly identify the specific location in the building and to help the Fire Brigade understand the building layout before they enter.
When the Fire Alarm System is installed, the building is divided into Fire Zones. Any Manual Call Point (Red Box) or Fire Detector that is fitted will trigger a particular zone when activated.
The Zone Chart shows the division of each zone area with a ‘You are Here’ arrow to identify the position of the Fire Alarm Panel. The view of the building should be orientated in relation to the Fire Alarm Panel position to minimise confusion.
