Apart from very few specialised sites and specific risks, the majority of non-domestic premises and sites throughout England & Wales must conform to the requirements of the Regulatory Reform (Fire Safety) Order 2005.
The Fire Safety Order does not apply to people’s private homes, including individual flats in a block or house, though it does apply to: common areas, shared means of escape, and facilities provided to assist the Fire Service, such as dry risers.
The Fire Safety Order requires the Responsible Person to ensure that:
- All fire safety facilities, equipment and devices are maintained in efficient working order and in good repair.
- Employees are provided with adequate safety training.
- Tests, Maintenance and Safety Training are capable of being audited to ensure they are being carried out.
Article 8.1 Regulatory Reform (Fire Safety) Order 2005
The responsible person must:
“Take such general fire precautions as will ensure, so far as is reasonably practicable, the safety of any of his employees and in relation to relevant persons who are not his employees, take such general fire precautions as may reasonably be required in the circumstances of the case to ensure the premises are safe”.

” Where necessary in order to safeguard the safety of relevant persons the responsible person must ensure that the premises and any facilities, equipment and devices provided…., are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair”.
The Fixfire ® Log Book is an integral part of the Fire Safety Compliance System and has been prepared to assist the Responsible Person in co-ordinating and maintaining a fire safety record-keeping system for the premises. The Fire Log Book is clearly laid out with supporting explanatory notes explaining relevant user and engineer checks and inspections that should be completed in order to remain compliant.
The Fire Log Book should remain on the premises at all times. A digital Fire Log Book is an electronic version of a traditional paper-based Fire Log Book, used to record and store information related to fire safety checks, maintenance, and emergency procedure. Digital Log Books have emerged as a more efficient and eco-friendly alternative.
In addition to ensuring that all necessary tests and checks are completed, if the organisation has 5 or more people, a documented Fire Risk Assessment must be available. Fixfire® provides a Fire Risk Assessment service which includes a complement Fire Risk Assessment folder.
The Fire Risk Assessment and Log Book should be kept together, up to date and readily available for inspection by your local Fire and Rescue Service when required.

Following the recommendations of BS5839 Part 1 2017 (Fire Alarm British Standard), it is a mandatory requirement to have an up to date, clear and accurate Fire Alarm Zone Chart adjacent to your Fire Alarm Control Panel and any repeater panels you have in your premises.
The purpose of the Zone Chart is to assist persons responding to an alarm to quickly identify the specific location in the building and to help the Fire Brigade understand the building layout before they enter.
When the Fire Alarm System is installed, the building is divided into Fire Zones. Any Manual Call Point (Red Box) or Fire Detector that is fitted will trigger a particular zone when activated.
The Zone Chart shows the division of each zone area with a ‘You are Here’ arrow to identify the position of the Fire Alarm Panel. The view of the building should be orientated in relation to the Fire Alarm Panel position to minimise confusion.
