The UK Fire Alarm Regulations state that your fire alarm system must be ‘adequately maintained’. However, BS 5839 and the UK government recommend that a fire alarm system should be inspected by a ‘competent person’ at least every 6 months.
Additional fire alarm visits may be deemed necessary subject to your Fire Risk Assessment, typically this may apply to higher risk premises such as Hotels, Hospitals, and Care Premises.
Maintenance of your fire alarm system by qualified technicians is essential to ensure your fire alarm system will continue to offer reliable protection for premises, while also helping you conform to the BS5839-1 recommended programme for testing and inspection. The inspection and servicing should be undertaken by organisations with the appropriate competence. This can be assured by the use of organisations that are third party certificated. It is advised that this work be completed by a professional BAFE accredited company.
“Special inspection” of an existing fire alarm system is recommended when a new servicing organization takes over servicing the system. It is conducted as laid out in BS5839 Part1.
On the ‘Special Inspection’, the fire alarm system is thoroughly examined and benchmarked against relevant sections of the current British Standard.
The following examples would be regarded as non-compliances:
- Inadequate number of Manual Call Points
- Inadequate provision of fire detection for the designed Category of system
- Inadequate Fire Alarm audibility
- Standby power supplies that fail to conform
- Cabling with fire resistance that fails to conform
- Monitoring of circuits that fail to conform
- Standards of electrical safety that do not conform
- Exposure to, or experience of, false fire alarms
- Changes in the use, layout and construction often protected premises that may impact on the effectiveness of the system
- The absence of a zone plan or other suitable diagrammatic representation of the premises
Whilst the ‘Special Inspection’ is not a mandatory requirement, we strongly recommend the visit for your own peace of mind in order to ensure that there are no fundamental issues that could have a detrimental effect on the performance of the fire alarm system in a critical situation.

Following the recommendations of BS5839 Part 1 2017 (Fire Alarm British Standard), it is a mandatory requirement to have an up to date, clear and accurate Fire Alarm Zone Chart adjacent to your Fire Alarm Control Panel and any repeater panels you have in your premises.
The purpose of the Zone Chart is to assist persons responding to an alarm to quickly identify the specific location in the building and to help the Fire Brigade understand the building layout before they enter.
When the Fire Alarm System is installed, the building is divided into Fire Zones. Any Manual Call Point (Red Box) or Fire Detector that is fitted will trigger a particular zone when activated.
The Zone Chart shows the division of each zone area with a ‘You are Here’ arrow to identify the position of the Fire Alarm Panel. The view of the building should be orientated in relation to the Fire Alarm Panel position to minimise confusion.
